Role Overview

Nscale is seeking a Preconstruction Manager to support future project deployments and participate in regional programmatic initiatives across North America. Reporting to the Senior Manager, Preconstruction, you will provide professional cost, schedule, risk, and constructability analysis for prospective developments, directly informing business-level decisions on regional capital expenditure.

What You Will Do

Lead generation of site-specific CapEx proformas, conceptual estimates, GC RFP reviews, and delivery schedules; co-lead project development strategy and revenue-ready date forecasting. Prepare independent take-offs, cost estimates, and cash flow/commitment ledgers from conceptual ideas through Construction Document sets; validate contractor pricing and support authorization of internal budgets.

Requirements

• Bachelor's Degree in Construction Management, Engineering, or a relevant discipline, or equivalent combination of education and experience
• 7+ years of related preconstruction or construction management experience
• Data center or mission-critical facility experience strongly preferred
• Demonstrated ability to develop and review CapEx proformas, conceptual estimates, and cash flow models
• Experience reviewing General Contractor and major trade proposals including scope, cost, and schedule analysis
• Strong understanding of construction documents at all levels of design — drawings, specifications, and contracts
• Proficiency in Microsoft Office tools including Excel, PowerPoint, SharePoint, and Word
• Ability to manage competing priorities effectively in a fast-paced environment
• Willingness to travel up to 25% based on business needs
